Vacant Land: We only purchase properties with existing residential structures

Excellent-Condition Properties: We focus on homes that benefit from our fast-cash, as-is purchase model — homes in excellent, move-in-ready condition may find better results on the traditional market

Longer Timelines: We specialize in fast closings, so we're generally not the right fit for sellers who are 6+ months away from wanting to sell

Already Scheduled for Auction: If your property is already scheduled for foreclosure auction, we're unable to help, as the timeline is too short to complete a transaction safely

Non-Motivated Sellers: We work exclusively with homeowners who have a genuine need to sell quickly

AL Alabama

Isolated rural counties, very thin-demand towns far from Birmingham, Huntsville, Mobile, Montgomery, or Tuscaloosa metros, and low-turnover agricultural communities.

PA Pennsylvania

Extremely rural northern-tier and Appalachian counties with no metro adjacency, and isolated coal-region towns with very low turnover.

FL Florida

Small Panhandle towns far from Pensacola / Panama City, remote inland rural areas, and low-demand retirement villages outside major metros.

NC North Carolina

Remote mountain / coastal towns with thin resale demand, and rural eastern NC counties far from Raleigh, Charlotte, or Wilmington.

NJ New Jersey

Far northwest Sussex/Warren county rural areas and very low-demand coastal / pine barrens towns outside the listed metros.

MD Maryland

KY Kentucky

Remote eastern Kentucky and rural areas far from Louisville, Lexington, Northern Kentucky, Bowling Green, or the listed metros.

NV Nevada

Remote rural Nevada (non-metro) counties and very small desert towns outside Las Vegas Valley, Reno/Sparks, or Carson City.

WA Washington

Remote eastern Washington and rural areas far from Seattle, Tacoma, Vancouver, Spokane, Tri-Cities, or Olympia.

OR Oregon

Remote eastern/southern Oregon and rural areas far from Portland, Salem, Eugene, Bend, or Medford.

We only purchase in higher-quality, metro-adjacent markets with strong resale demand. Rural, isolated, or very thin-demand areas are not a fit, regardless of state.

Properties NOT currently listed with a realtor

Sellers facing foreclosure, divorce, probate, or other urgent situations
